What is BASIX?
The Nationwide House Energy Rating Scheme (NatHERS) The Building Sustainability Index (BASIX) is a mandatory NSW Government scheme designed to ensure that new homes and renovations are comfortable to live in, cost-effective to run, and environmentally responsible.
Introduced in 2004, BASIX sets clear sustainability targets for three key areas:
- Water Efficiency: Reducing potable water consumption (often by up to 40%) through smart fixtures and rainwater harvesting.
- Thermal Comfort: Ensuring your home stays naturally cool in summer and warm in winter through clever orientation, insulation, and glazing.
- Energy Efficiency: Lowering greenhouse gas emissions by optimizing your lighting, heating, and cooling systems.
When do you need a BASIX Certificate? In NSW, you are required to submit a BASIX Certificate with your Development Application (DA) or Complying Development Certificate (CDC) for:
The installation of a swimming pool or spa with a capacity of 40,000 litres or more.
All new residential dwellings (Houses, Villas, Granny Flats, and Apartments).
Renovations or alterations valued at $50,000 or more.
